STAGE 0

Strategic Definition
At this initial stage, Radcliffe Construction collaborates closely with the client to assess the viability of the project. Before any design work begins, we focus on clearly understanding the client’s goals and identifying the best approach to deliver them. This involves background research, initial risk assessment, budget reviews, and the development of a high-level business case to support the project’s justification.
STAGE 1

Preparation & Brief
Here, Radcliffe Construction refines the project brief and outlines a clear vision with the client. We begin to establish the desired outcomes, spatial needs, and overall aspirations for the scheme. This includes confirming the project budget, gathering key site information, and drafting a programme and timeline. Once the brief is agreed and signed off, we are ready to move into the design stages.
STAGE 2

Concept & Design
With the brief and requirements defined, Radcliffe Construction begins the concept design phase. Initial architectural ideas are developed, considering client feedback, budget constraints, and any technical considerations. We prepare early-stage drawings and visualisations and carry out regular design reviews to align with stakeholder expectations.
STAGE 3

Spatial Coordination
Here, Radcliffe Construction ensures the proposed design functions effectively within the space and meets the client’s needs. We coordinate architectural and engineering input, carry out cost evaluations, and refine the design accordingly. By the end of this phase, we will have prepared all necessary documentation for planning applications and ensured the design is ready to move forward.
STAGE 4

Technical Design
At this point, Radcliffe Construction produces the comprehensive technical and engineering documentation required for construction. This includes detailed specifications, building systems, and technical designs suitable for tendering and submission to Building Control. A finalised design programme is also produced, ensuring everything is ready for the build phase.
STAGE 5

Construction
With the designs finalised, construction work begins on site. Radcliffe Construction manages the delivery process, coordinating contractors, overseeing site activities, and monitoring progress against the programme. Any site issues are addressed promptly to keep things on track, and regular communication is maintained with the client throughout the build.
STAGE 6

Handover
When construction is complete, Radcliffe Construction facilitates a smooth handover of the building to the client. This includes a final inspection, identifying and addressing any outstanding snags or defects, and initiating agreed aftercare procedures. The building contract is concluded, and the focus shifts to ensuring everything is performing as intended.
STAGE 7

In Use
The final stage covers the building’s operation and maintenance. Radcliffe Construction supports the client with a post-occupancy evaluation to assess how the building performs in practice. Any lessons learned are fed back to inform future projects, and this stage formally concludes the RIBA Plan of Work.
